Design the space.
Not the walls.

A floor plan is usually discussed in terms of rooms, circulation, orientation and proportion. Yet every square metre of wall also affects the relationship between the building envelope and the space people actually use.

Different construction systems can therefore produce different gross-to-net relationships even when they respond to the same architectural brief. The relevant question is not simply how thin a wall is, but how the complete structural and envelope system affects the building as a whole.

Gross Area

Area that must be built.

Structural walls, envelope build-up and circulation all contribute to the total building footprint and construction volume.

Net Area

Space the building actually delivers.

Bedrooms, living areas, kitchens and circulation are the spaces experienced and used by the client.

Efficiency

The relationship matters.

Considering the construction system during design can help architects evaluate how effectively gross building area becomes usable space.

At the same time, the ISB® PHC-250 version uses 8.20 m² less gross floor area than the traditional version. The result demonstrates why the construction system can be relevant during architectural planning — not only during construction.

ISB® is not intended to replace architectural thinking with a catalogue of predefined buildings. The architectural concept remains the starting point. The system is then coordinated around geometry, structural requirements, openings, interfaces and project-specific engineering.

A building system only becomes meaningful when it responds to architecture, site conditions, climate, regulation and the performance objectives of the individual project.

Contemporary, Mediterranean or traditional architectural language can be developed independently of the structural system. The technology supports the building rather than defining its visual identity.

Climate Response

Orientation, solar exposure, shading, openings and envelope strategy remain architectural decisions and should be coordinated for the local Spanish climate and project location.

Building Performance

Structural, thermal, acoustic, fire and building-physics requirements are evaluated through documented system data and project-specific engineering.
